When buying or selling a home we can advise. Buying and selling a home can be a stressful time as there are many things to consider. At Etheringtons, we can advise about the process of buying and selling a home to ensure that the process goes as smoothly and efficiently as possible. We have listed a few of the things that should be considered before buying or selling a home below:

If you are buying a property

  • the pre-exchange essentials such as
        - building and pest reports
        - surveys and building certificates
        - engineering certificates
        - the need for firm offers of finance to be in place.

  • the post-exchange requirements of
        - liaising with your bank
        - cooling off rights
        - insurance risks
        - updating strata rolls
        - payment of stamp duty
        - joint ownership
        - first home owners grants
        - adjustments of rates and
        - readiness for settlement

If you are selling a property

  • drawing up a contract so you can list with an agent for your first open house
  • what you should disclose to a purchaser
  • your contractual relationship with the selling agent

Leasing

When you enter into a lease it can be for a multitude of property types eg. rural land, retail tenancy premises, office premises, factories and many others.

Some premises are regulated by the State Government as to the manner in which the lease transaction must proceed. This applies to a retail tenancy in particular and the landlord must disclose various matters to have an enforceable agreement.

It's best to obtain early advice from us on all leasing transactions.
